CHOWCHILLA DEVELOPMENT
- Madera County is the third fastest growing county in
California
- The population in the Madera Fresno SMA is expected to
reach 750,000 by 2010
- The number housing units of Chowchilla is projected to
double in the next 10 years. Over 1100 acres of annexation
is planned, which could add as many as 4200 housing units.
- East of the subject, on the other side of Highway 99
and the interchange of Highway 233, extensive development
is underway and planned. This area is called Greenhill.
- The Greenhill area has currently has 1100 buildable
lots of which 40% have already been built out. These are
higher end houses, many of which are located around a lake
and water features
- The new championship Pheasant Run Golf Course is
located in the Greenhill area.
- A new four lane overpass is being planned for
Robertson Blvd, as well as the widening of Robertson Blvd
east of Highway 99 through the Greenhill area. The street
widening will be landscaped to reflect the high quality
developments taking place there.
- North of Robertson, in the Greenhill area an
annexation is in process. The initial planning calls for
2000 SFD’s, 36 acres of commercial development, 2 school
sites, lakes and 2 miles of walking trails.
- In the Greenhill area, south of Robertson, Fig Tree
Plaza, a 100,000 SF shopping center is being planned.
Additional commercial development, including the
Montgomery Farms Shopping Center and more SFD’s is also
under consideration in this area east of Carlyle Way.
- Across Robertson Blvd southeast from the subject, and
fronting Highway 99 to southeast, a new Silva Ford
dealership will be built. Adjoining it there are several
large parcels for commercial development. A $1,000,000
California State grant has been has been approved to
assist in building a new street to service these parcels.
- A downtown CBD streetscape improvement project is
underway in the area between 3rd and 6th streets on
Robertson. This will include new lighting, sidewalks,
trash cans, trees and landscaping. The project is expected
to be completed in 3 or 4 years.
- There is a significant amount of renovation
going on in the downtown CBD. A new commercial office
project is also slated for the downtown.
- An 80 space RV park is near completion
- On the west side of town there is also a significant
amount of development activity going on to balance the
eastern development. This includes the following:
- Hoffman Company is building 201 new homes in the
southwest
- Clive Miles is building 105 new homes in the
southwest
- Olivera Ranch, a 40 unit PUD is set to begin
construction by the end of 2005
- Opportunity Builders is set to break ground on an 81
unit affordable housing apartment building late in 2005
- South of the Madera County Fairgrounds and the
Chowchilla Airport, the Chowchilla Industrial
Development Corporation is working to develop industrial
sites.
